Tenant selection criteria

How applications are reviewed

Texas law requires landlords to share their selection criteria in writing. Applying means you have read these criteria. An application may be denied if any of the following are not met.

Income

Combined gross household income of at least three times the monthly rent, verified by pay stubs, offer letter, bank statements or benefit letters.

Rental history

Positive references from current and prior landlords. No evictions or unpaid balances owed to a prior landlord within the past five years.

Credit

Credit is reviewed for patterns of unpaid housing and utility debt. Medical debt and student loans are not counted against you.

Criminal background

Each applicant is reviewed individually, considering the nature, severity and age of any conviction. Arrests that did not lead to a conviction are not considered.

Occupancy

No more than two people per bedroom, plus children under two.

Accuracy

False or incomplete information on an application is grounds for denial.

Resident center

Everything after move-in

Residents manage their lease through our secure TurboTenant portal. Your account is set up when you sign the lease.

Pay rent

Bank transfer, debit or credit card, with autopay available. Card payments carry a processing fee charged by the payment provider.

Reminders

Email and text reminders before rent is due, plus receipts for every payment.

Maintenance

Submit requests with photos and follow their status until the work is done.

Messages

Message the owners directly. Every conversation is saved with a date and time.

Renters insurance

Upload your policy declarations page and renew it each year.

Documents

Your lease, addenda, move-in report and house rules in one place.

Emergencies

For fire, a gas smell or anyone in danger, leave the home and call 911 first. Then report it in the portal. For a burst pipe or major leak, shut off water at the main and report it right away. Other repairs go through a maintenance request.

House rules and procedures

Rent and late fees

Rent is due on the 1st. As Texas law allows, a late fee applies only if rent remains unpaid two full days after the due date. A fee applies to any returned or failed payment.

Renters insurance

Residents keep an active renters insurance policy with at least $100,000 in personal liability coverage for the full lease, with the owners listed as an interested party. Proof is due before move-in and at each renewal.

Pets

Approved pets only, listed by name on the pet agreement. Residents clean up after pets and are responsible for any damage.

Yard, garage and shed

Residents mow and water the yard, keep the garage and shed in good order, and store no flammable materials beyond normal household amounts.

HOA rules

The home is in an HOA community. Residents follow the HOA rules for parking, trash bins, yard upkeep and exterior changes. A copy of the rules is provided at lease signing. Any HOA fine caused by a resident's violation is charged to the resident.

Smoking

No smoking or vaping inside the home or garage.

Entry to the home

We give advance notice before non-emergency entry for repairs or inspections.

Locks and security

Locks are rekeyed between residents. Do not change locks without written permission.

Moving out

Give written notice as your lease requires. Your deposit, less any itemized deductions, is refunded within 30 days of move-out once we have your forwarding address in writing.
